Here is an overview or how our system works:
- We find and purchase a house.
- We sell you the house with our financing at excellent rates.
- We will sell you the property at 80% of the banks appraised value.
- We rehab the property for you.
- We rehab the property for you.
- We also fund the rehab.
- We arrange a long term mortgage. This mortgage will be based on the appraisal that our bank initiates and will be at prime rates.
- You determine if you want to resell the house or add to your long term hold portfolio. We will sale the house for you through our RTO.net program or locate a tenant.
- You do all of this with only $2,500 out of pocket expenses.
As you can see, we are attempting to do most of the work for you. If your goal is to generate cash reserves or to build real estate equity, we have a program for you. Please see our attached Program Overview Document which describes in more detail our program.
Another point of interest – we are focusing on some of the better areas in Atlanta. Currently we are buying house in Decatur, Gwinnett County and Cobb County. These are proven areas because we prefer to let others buy in the speculative areas.
We will be glad to walkthrough some transactions that we have done or to personally show you some of the houses that we have available now. The out of pocket costs are minimal, $1,000 earnest money to start the program (per house) and $1,500 in closing costs when you purchase each house. We will then pay for the rehab and obtain a refinance loan at Prime Rate with a national bank. It is that easy.
Now you are probably wondering that, if we have the houses, the money to buy the houses and the crew to fix up the houses and the motivated buyers, why don't we just do it ourselves... The Answer is WE DO! We sell a lot of our properties to Our Motivated Buyers, but there is only SO much we can do. The Market Is great! We am BUYING ALOT of houses... We can pass some on to you...
